The project for a major overhaul of the five-story residential building located at 4 Maly Kozikhinsky Lane has been approved. This was announced by the Deputy Mayor of Moscow for Urban Development Policy and Construction. Vladimir Efimov.
"The city has issued a positive expert opinion on the overhaul project for a residential building in the Presnensky District. It was built in 1905 according to a design by architect Sergei Shutsman. The building is not a cultural heritage site, but it does feature architectural and decorative elements typical of its time. Therefore, preserving the building's layout and original architectural appearance is an important prerequisite for the renovation," said Vladimir Efimov.
The building is located on Maly Kozikhinsky Lane, next to Patriarch's Pond. Before the Revolution, it housed the Ladies' Care for the Poor House of the Empress Maria's Department of Institutions; it is now used as residential property. The approved design calls for replacing utility lines and carrying out a number of exterior and interior renovations.
Specialists will pay special attention to the building's façades, adorned with bay windows and balconies, bas-reliefs, and other decorative elements. Damaged plaster will be removed from the walls, the surfaces will be treated with antifungal agents, and the finish will be restored. Decorative elements will be thoroughly cleaned of layers of old paint and dirt, preparing the surface for a new coat of paint.
The flooring and protective screens on open balconies will be replaced, the screed and tiles in the entrance areas will be replaced, and new doors will be installed.
"In addition to the façade work, the project includes updating the internal engineering systems to improve the building's safety and energy efficiency. Specifically, the electrical system, heating risers, cold and hot water supply, and sewerage systems will be replaced. Specialists will also replace the roof covering and waterproofing, and additionally insulate the attic spaces," noted the Chairman of the Moscow City Committee for Pricing Policy in Construction and State Expertise of Projects.
After the main volume of work is completed, localized restoration repairs will be carried out in areas where utility lines pass.
Pavel Ryabonenko, Deputy General Director of the Moscow Capital Repairs Fund (CRF), explained that the residential building on Maly Kozikhinsky Lane is a building with a rich history. For the Moscow CRF, it is important not only to update the buildings' exterior and internal utilities but also to preserve the unique character of each street in the city center. A custom project is being developed for the capital repairs. Specialists use the most modern technologies and exclusively domestic materials.
