Over the course of 10 years of implementing the regional program for capital repairs of residential buildings in southern Moscow, 30 neoclassical buildings have been restored to their historical appearance. The work was reported inurban economy complex Moscow.
Moscow's neoclassical architecture is not only an architectural style but also a unique chronicle of the city. These buildings invariably attract the attention of architecture enthusiasts, and their symmetrical facades with elegant decoration and strict cornices create a recognizable appearance in virtually every district of the capital.
Decorative porticos and balustrade
In 2023, specialists restored the residential building located on Avtozavodskaya Street (Building 9/1). The 10-story building was built in 1955 to a custom design in the Soviet neoclassical style. The first two floors are highlighted by rectangular rustication, and decorative porticoes are located on the main façade at the level of the third and fourth floors. Some window openings are accented with architraves, pediments, and panels, while the stairwell windows are highlighted by pilasters. Interstitial cornices and a crowning cornice with dentils run along the building's perimeter. A balustrade-like railing is located on the roof.
During the major renovation of the façade, preserving the building's historical beauty was a key objective. Before work began, specialists from the Moscow Capital Repairs Fund developed a unique design, taking into account all the nuances of the famous building.
Work began with clearing the exterior walls of dust and dirt and removing old plaster. Specialists then treated wet areas with antibacterial and strengthening compounds. The decorative elements of the main façade, including pilasters, cornices, panels, bands, and brackets, were also restored. The most advanced domestic materials and technologies were used to preserve them. For example, laser scanning was used to accurately determine the extent of damage during the fragmentation of these elements.
After restoring the plaster layer, the façade was painted in its original colors: the rusticated first floor was painted "saruk gray," and the main part of the façade was painted a golden beige. The balconies received significant attention: specialists restored the damaged slabs (including replacing the coating and installing waterproofing) and replaced the balcony screens. The final stage included renovating the plinth, renovating the entrance areas, and installing a new drainage system.
Rustication and wedge-shaped masonry above the windows
In 2024, a remarkable five-story neoclassical residential building, built in 1928 to a custom design, was restored at 4 Peresvetov Lane, Block 1. The building has an L-shaped plan. Its facades feature multi-component plastic art, and decorative elements are made of brick. The facade is accented by rustication on the second through fourth floors, and wedge-shaped masonry is located above the window openings. Corbels and interfloor cornices add volume to the building.
Specialists developed a unique project plan to preserve the building's pristine beauty. High-quality domestic materials and modern technologies were used during the renovation. First, the façade surfaces were cleaned and washed to remove dust, dirt, and old paint. Then, the team began restoring the building's exterior brickwork, pointing the joints, replacing course brickwork elements, and repairing weathered joints. A special antibacterial compound was applied to areas prone to waterlogging and mold growth. Old layers of paint were removed, and the architectural elements formed by the brickwork were restored. The prepared façade surface was painted in a "banana ice cream" shade, and the architectural elements were accented with a "signal white" color.
After the completion of the main renovation works, modern double-glazed windows were installed in common areas and the drainage pipes were replaced.
Arched passages and faceted rustication
In 2025, a new life was given to the building located at 1/1 Kashirsky Proezd. This multi-story apartment building (eight and nine stories) was built in 1954 according to a custom design in the Soviet neoclassical style. The building has a complex plan, and its facades are distinguished by their distinctive plasticity. The overall structure is divided into a central and lateral sections. The main facade is symmetrical and features two open arched passages decorated with profiled frames. The passage walls are decorated with pilasters with capitals and semicircular profiled arches. The facades are clad in ceramic tiles, while the first through fifth floors are highlighted with faceted concrete tiles. The outer corners of the building are decorated with faceted rustication.
The façade renovation project was carried out using a unique design and domestic materials and modern technologies. Initially, specialists cleaned and washed all exposed façade surfaces and treated wet areas with antiseptic solutions. Next, the unpainted tile surfaces were treated with a water-repellent coating to protect them from the harsh effects of atmospheric precipitation. The façade was painted in historical colors: the diamond rustication was beige, and the additional elements were painted light ivory and classic white. Additionally, the entrance areas were renovated, a new external drainage system was installed, and the plinth and blind area were renovated.
